Q: Do you have potential residents ready to move into my vacant property?
A: Everyday we are contacted by potential renters. We have spent years in the San Diego community building a reputation and network among business people who recommend our services. A list of our current vacancies is made available to housing information offices, personnel departments of major employers, military facilities, and on the Internet. Realtors throughout San Diego know of and use our specialized services. In addition, our existing residents and people they know make inquiries about existing vacancies. Potential residents often come to us by way of referral.

Q: How do we advertise?
A: We advertise in the San Diego Union-Tribune daily. Ads are rotated to ensure the greatest exposure, while saving money for our owners. Vacant properties will normally be advertised several times per week. Ads are charged as part of a flat weekly rate. We use small local papers and flyers if we believe it will justify the cost.

We place current and upcoming vacancies on the rental HOTSHEET. This report is generated from a database of all our homes. This status report is prepared on a weekly basis and has the deposit, rent, number of bedrooms, area and number or bathrooms listed and distributed via fax and email to realtors, housing agencies, major employers and other interested parties.

We place a distinctive sign on each property early in the advertising process. It attracts the interest of people driving the neighborhood and the neighbors. We also advertise our properties online.

Q: How do you use the Internet?
A: Online advertising is growing as an extremely effective way to introduce our vacancies to potential renters. Visitors to our website can learn about the available home, download maps with directions to drive by, fill out a preliminary application and set up an appointment to see the interior. This is provided through a contract alliance with an industry service provider. We keep this site updated and the cost of this system is shared by our owners.

Q: How is the advertising paid for?
A: Advertising like maintenance and occasional legal expenses are a necessary ownership responsibility. Through constant attention to detail, creativity and contractual discounts (when possible) we get the maximum "bang for your buck." Finding a potential resident might be expensive, however, it's only a fraction of the loss that you will incur from an extended vacancy or the problem of selecting a non-qualified tenant due to a small application pool.

Q: Suppose someone is interested in renting my property? Will someone be available to show it?
A: Our leasing specialists discuss possible properties with many potential renters during the course of the day. Based upon information from these customers, such as size, location, price, etc,, our leasing specialists help them find available properties and offer alternatives. Once a customer has driven by a property and seen the exterior an appointment is made to see the inside.

Our leasing specialists will make appointments at night and on weekends in order to accommodate our customer's needs. They are accessible by every modern communication method. Each property has a lockbox containing a key so that appointments can be scheduled in a convenient and timely manner.
