Resident Relations

The key to good resident relations is mutual respect, prompt customer service and good communication. Minor problems are quickly taken care of before they become major problems. Well-designed documents and rental agreements leave little room for misunderstanding between all involved parties and provide protection for owner liability.

Q: How do you handle a resident that's a nuisance to neighbors?
A: Disputes surface on a regular basis. Some confrontations are a civil matter or domestic matter and we try not to get involved. We will investigate the matter to see if it is truly a problem. If we are able to substantiate the nuisance or violation, we will immediately send a written warning to correct the breach. After sufficient warning(s) we will terminate their tenancy if the violation warrants it or if requested to do so by the owner or HOA. It's basically a three-strikes-and-you're-out policy.

Q: How important is it to maintain good resident relations?
A: Very important. Strong resident relations lead to resident retention that maximizes net rental operations. In addition, owner liability is lessened when residents are treated with respect. Most important, property values are enhanced when resident relationships are professionally managed over time.

Q: Why do residents prefer our management?
A: We work hard to ensure a customer relationship with the residents while serving your best interests. The residents are given a copy of the resident package at the time of lease signing. The resident package contains information regarding the timely payment of rent, how service requests are handled, how much they could be charged for damages and several guidelines that make working with us a little easier. Resident referrals along with an integrity award from the Better Business Bureau are evidence that our efforts do not go unnoticed.

Q: My H.O.A. is very strict -- how do you enforce policies?
A: Our resident signs an acceptance of the Home Owners Association rules and regulations. Upon move-in we encourage the resident to be a responsible member of the condo community. We hold them responsible for reasonable compliance to the rules and regulations.
