Tenant Screening

To ensure that you get quality residents, our application process includes a thorough and complete credit check, rental history and employment verification of each applicant. The process is conducted in compliance with fair housing, state consumer protection laws and Department of Real Estate laws and regulations. This is important because most owners do not realize how much liability they incur when an applicant is screened improperly.

Q: How do I know I'm getting a good resident?
A: We screen all applicants in the same manner every time to protect our owners from undesirable residents and legal liability.

The rental application we use provides us with the information necessary to determine the desirability of the applicant based on the criteria set forth by the management team. Our standards adhere to Fair Housing laws.

The information is verified and a determination is made whether the applicant has the ability to pay rent and abide by the terms of the Lease Agreement.

Q: What information do you use to qualify an application?
A: We verify prior rental history, current & past employment and obtain credit reporting information from all three national bureaus. The unlawful detainer (eviction) records and telecheck files are reviewed. Any questionable responses are immediately investigated and if the results are unsatisfactory, the application is rejected. Naturally, we can never predict a change in a resident's employment or social welfare, during his/her tenancy.

Q: Is there anything that should by done before someone moves-in?
A: A review of all information contained in the application, in the lease document and the resident handbook is conducted with the potential resident. Care is taken to explain what we expect along what he/she can expect in return. This important dialogue lays the foundation for a successful residency and is considered a fundamental step in the screening process.

Q: Is the move-in experience important?
A: If the move-in is smooth and free of hassle and disappointment there is likelihood that the entire lease term will be the same. On the other hand, if there are problems that are not anticipated, communicated, confronted and resolved to the satisfaction of the new resident then "let the games begin." We carefully orchestrate the move-in because we know from 35 years of experience that it sets the tone for the entire lease.
